TERMS & CONDITIONS

These Terms & Conditions apply to bookings made directly through Opulent Dwellings Ltd via www.opulentdwellings.co.uk.

 

By making a booking with us, you confirm that you have read, understood and agreed to these Terms & Conditions.

 

1. About Us

Opulent Dwellings Ltd provides short-term accommodation at properties advertised through our website.

 

2. Making a Booking

 

A booking is confirmed once the required booking information has been provided, the applicable payment has been received and a booking confirmation has been issued.

 

The person making the booking must be at least 18 years old and is responsible for ensuring that all information provided is accurate.

 

The person making the booking is also responsible for ensuring that all members of their party comply with these Terms & Conditions.

 

3. Guest Identification

 

For security, fraud-prevention, legal, insurance and property-management purposes, we may require guests to provide valid government-issued identification, such as a passport or driving licence.

 

Where identification is requested, guests must provide the required information before or during the check-in process.

 

Failure to provide requested identification may result in the booking being cancelled or check-in being refused where reasonably necessary for security, legal or regulatory reasons.

 

Identification information will be handled in accordance with our Privacy Policy.

 

4. Payment

 

The full booking price and applicable charges will be displayed before the booking is completed.

 

Bookings are non-refundable, unless otherwise required by applicable law or expressly agreed by Opulent Dwellings Ltd.

 

A booking is not guaranteed until the required payment has been successfully received and confirmation has been issued.

 

5. Security Deposit

 

A £150 security deposit may be required in connection with your stay.

 

The security deposit is intended to cover reasonable costs arising from damage to the accommodation or its contents, missing items, excessive cleaning, unauthorised smoking, unauthorised guests, breaches of the property rules or other costs reasonably resulting from the guest's actions.

 

Where no deductions are required, the security deposit will be returned in accordance with the applicable booking arrangements.

 

Where a deduction is proposed, we will provide reasonable information regarding the reason for the deduction.

 

The security deposit does not limit a guest's responsibility for costs that exceed £150 where the guest is legally responsible for those costs.

 

6. Check-In and Check-Out

 

Unless otherwise agreed in writing:

 

Check-in: 15:00 (3:00 PM)

Check-out: 10:00 AM

 

Guests must check out by 10:00 AM on the departure date.

 

Late check-out is not permitted without prior agreement and may result in an additional charge.

 

7. Property Rules

 

Guests must:

 

- respect the property, furniture, fixtures and equipment;

- respect neighbours and other residents;

- keep noise at a reasonable level;

- comply with all building and property rules;

- not hold parties or events without prior written permission;

- not smoke inside the property;

- not use illegal drugs at the property;

- not exceed the maximum occupancy stated for the property;

- not allow unauthorised guests to stay overnight;

- not tamper with fire alarms, security equipment or other safety devices;

- report damage, defects or maintenance issues to us promptly.

 

Serious or repeated breaches may result in the termination of the stay without refund, where legally permitted.

 

8. Damage and Loss

 

Guests are responsible for damage, loss or excessive cleaning caused by themselves or members of their party, other than reasonable wear and tear.

 

We may use the security deposit towards reasonable costs arising from such damage or loss.

 

Guests should notify us as soon as possible if they discover any damage or maintenance issue.

 

9. Smoking and Illegal Drugs

 

Smoking and vaping are not permitted inside the accommodation unless expressly stated otherwise.

 

Illegal drug use is strictly prohibited.

 

Where smoking, vaping or illegal drug use results in additional cleaning, damage or other reasonable costs, the guest may be charged for those costs.

 

10. Parties and Events

 

Parties, events and gatherings are not permitted unless expressly authorised in writing by Opulent Dwellings Ltd.

 

Excessive noise or behaviour that causes disturbance to neighbours or other residents may result in action being taken, including termination of the stay where legally permitted.

 

11. Maximum Occupancy

 

Only the number of guests stated on the booking or otherwise authorised by Opulent Dwellings Ltd may stay at the property.

 

Unauthorised additional guests may result in additional charges or termination of the booking where appropriate.

 

12. Cancellation

 

Bookings made directly through Opulent Dwellings Ltd are non-refundable, subject to any cancellation rights that cannot lawfully be excluded.

 

Any specific cancellation terms displayed during the booking process will form part of the booking agreement.

 

13. Changes or Cancellation by Opulent Dwellings Ltd

 

In exceptional circumstances, we may need to cancel or change a booking, including because of serious maintenance issues, safety concerns, circumstances outside our reasonable control or an issue affecting the property's availability.

 

Where this occurs, we will contact the guest as soon as reasonably practicable and discuss appropriate arrangements, which may include alternative accommodation or a refund where applicable.

 

14. Complaints and Problems During a Stay

 

Guests should contact us as soon as possible if they experience a problem during their stay.

 

This gives us a reasonable opportunity to investigate and, where possible, resolve the issue.

15. Personal Belongings

 

Guests are responsible for their personal belongings during their stay.

 

Opulent Dwellings Ltd is not responsible for loss, theft or damage to personal belongings except where liability cannot lawfully be excluded.

 

16. Security Cameras

 

Certain properties may have security cameras covering external or communal areas for safety and security purposes.

 

Security cameras will not be placed inside guest bedrooms or bathrooms.

17. Force Majeure

 

Opulent Dwellings Ltd will not be responsible for failure or delay caused by circumstances beyond our reasonable control, including serious utility failures, fire, flooding, severe weather, emergencies, government action, major building failures or other circumstances outside our reasonable control.

 

18. Website Information

 

We make reasonable efforts to ensure that property photographs, descriptions and other information displayed on our website are accurate.

 

Minor differences in furnishings, décor or layout may occur where items have been replaced, repaired or updated.

 

19. Privacy

 

Personal information collected during the booking process will be processed in accordance with our Privacy Policy.

20. Governing Law

 

These Terms & Conditions are governed by the laws of England and Wales.

 

Nothing in these Terms & Conditions affects any statutory rights that a consumer has under applicable law.
